Our success is based on the property being in 5* conditions at all times.
As a result we understand the need to invest heavily into bringing every property up to standard.
Therefore we need to ensure each property meets our baseline criteria to ensure it's a worthwhile investment for us as a business.
The last thing we would do is enter a contract if we are unsure it can perform, therefore we have a qualification process involved so every party can benefit from our service.
We accommodate working professional through our direct relationships and advertising mediums for many contracting firms across Bath and surrounding areas. We also help for emergency housing through providers such as Livewest Homes or Curo.
Depending on the lease of the building we have the flexibility to operate for 90+ days per client staying in your property as a middle to long term let. We can also operate on shorter term lets if preferred.
Each client who stays in your property goes through DBS checks, pays a deposit into our client account and, signs a rental agreement, which includes bi-weekly cleans and interior condition reports by our internal cleaning team.
We only profit if we have a long term partnership with each of our letting agent partners.
As a result we employ a clear, black and white management agreement between your business, our company and the landlords property.
Our terms are:
1. we must pay the rental amount we agree upon within 14 days of the due date.
2. we must keep the property condition at or above of what we received it at.
If we do not uphold are obligations our agreement is no longer valid.
As a bonus, many landlords prefer to avoid AST contracts with their ever-increasing renters rights through the renters reform bill with the abolishment of no-fault evictions. As we do not operate with these our service may help retain your landlord clients currently considering selling.

The majority of other property management businesses get paid regardless through there management fee. Therefore taking onboard an additional property is of little risk to them and as a result the letting agent and their landlord client takes onboard the risk.

Our company takes onboard all the risk. We guarantee the rent irrespective if we experience void periods or not. Therefore we need detailed selection and focus around each property we take onboard into our portfolio to ensure it will work for us.
What metrics all us to ensure it works ?
1. Making the property is in 5* conditions AT ALL TIMES
2. Managed appropriately throughout the length of our agreement
As we have a large initial investment into each property to bring it up to 5* conditions, we need to operate it seamlessly for 3 years or longer to ensure our investment pays off.
And as a letting agent you and your client are going to directly benefit by these aligned interests.
As much as technology is helpful, property is a people business.
Firstly we will always come out and have a chat so we have the opportunity to ask any questions and understand the terms of our agreement. We will then view the property and conduct a detailed report of the space and see if it's a good fit for our business.
Depending on the surveyor we'll either decide on the viewing or shortly get back to you within 48 hours with our decision.
Upon agreement of terms, we will have our solicitor email to you our management agreement for e-signature and we will issue the deposit and first month rent payment that we agree upon.
Depending on our interior design team schedule and scope of work required, we typically require a 2 week grace period to heavily invest in your space and make it 5*s.
We have a 100% continuation rate with our current partners and their landlord clients.
After our contract ends, we employ a rolling contract whereby we continue to operate your clients property and need 3 months notice to terminate our agreement.
We bring the added flexibility to operate on a shorter term notice post our contract ending, which shall allow you and your client to continue to receive guaranteed rental income up to the point of completion.

We value every partner who refers our service as they knows it would help another local letting agent.
Each successful partner referral will receive 50% of the first months rent per property we take onboard in the first 6 months. For example if we take onboard 3 properties at £1500 each, you will receive £2250.
