Therefore we need to ensure each property meets our baseline criteria to ensure it's a worthwhile investment for us as a business.

The last thing we would do is enter a contract if we are unsure it can perform.

Who will be staying in my property and how long at a given time?

Take pride in accommodating working professional through our direct relationships and advertising mediums for local firms across Bath and surrounding areas, such as the Royal United Hospital. We also help for emergency housing through providers such as Livewest Homes.

We can operate in the majority of properties. We employ middle to long terms lets with each client we accommodate, staying for 90 days or longer at a time. We can also operate on shorter term lets.

Each working professional undergoes our A-Z checklist. This includes a DBS checks, pays a deposit into our client account, and signature of our rental agreement. As discussed we also employ bi-weekly cleans and interior condition reports of your property throughout our client staying.

What contracts do you employ?

This only works if we have a long term partnership with each of our landlord clients.

So have peace of mind that we employ a clear, mutually beneficial management agreement between our company and landlord partners.

Some terms include:

1. we pay our agreed rental term within 14 days of the due date.

2. we keep the property condition at (or above) of what it was when received.

For context if we do not uphold are mutually beneficial obligations our agreement is no longer valid.

Gone are the days of waiting for 2 months of rent arrays before having the legal right to PAY to start the eviction process on tenants with AST contracts. Many of our landlords preferred to avoid AST contracts with the ever-increasing renters rights such as the abolishment of no-fault evictions.

How are you different for other property management companies?

A quantity based model do not have to uphold financial obligations such as paying to furnish the property, rental payments, business rates, utility bills or cleaning fees to name a few. As a result they are not as financially inclined to make their individual investment work. Can I stay in my property if I want to visit Bath with friends and family?

Of course.

We understand Bath is a special place with many landlords living here before moving away and an occasional visit is essential!

You'll get the best of both worlds, stay in Bath and also in your own property.

All we'll do is deduct the days you stay from the rental payment for the following month, forget paying for our lost revenue, cleaning fees, utility bills or linen fees. It's on us :)

For an example, if we pay £3000 per month with 30 days, and you stay 2 nights. We'll deduct £200 from the next rent. Simple.

How does it look if I want to join your community?

As much as technology is helpful, property is a people business.

Firstly we will always come out and meet you inside your Bath BTL property and have a chat to understand what you are looking for. We will conduct a detailed report of the space and see if it's a good fit for our clients.

Depending on the surveyor we'll either decide on the viewing or shortly get back to you within 48 hours with our decision.

We have a 28% acceptance rate for the majority properties we view. Do not be discouraged if we cannot take onboard your property at this given time. We will add you to our wait list and have a fantastic group of letting agent partners we can refer you to in the meanwhile.

If we feel we are a good fit, our solicitor will email you our management agreement for e-signature and our accounting department will issue your first months payment.

Depending on our interior design team schedule and scope of work required, we typically require a 2 week grace period to heavily invest in your space and make it 5*s.

What happens after our contract ends?

We are proud to say we have a 100% continuation rate with our current landlords.

After our contract ends, we employ a rolling contract whereby we continue to operate your property and just need 3 months notice to terminate our agreement.

This allows you to continue to receive all the benefits of our service, with the added flexibility such as if you decide to sell.

Do you operate a referral scheme?

Of course.

We value every partner who promotes our service to another Bath landlord they know it would help.

Each successful partnership formed from your introduction receives £1000.00 upon the 3 month mark of our management.

For example, if you refer us 2 new partners, one on the 1st of January and another on the 2nd of April. You will receive £1000.00 on the 2nd April and another on the 3rd of July.
